The GBPOA wants to ensure our property owners are kept fully aware of the current development activity going on within Gaines Bend. A Developer, Premier Land, out of North Carolina, has purchased approximately 206.578 acres, platted into 86 lots, from Gaines Bend Development. Here is the Platted Deed. Premier Land posted a 1-day sales announcement here for September 21st.
Be assured the GBPOA is doing everything in its power to protect the assets and interests of Gaines Bend Property Owners. Information has been difficult to obtain but we are sharing what we can currently confirm and will continue to make you aware of further details.

In the first annual meeting of the Gaines Bend POA Board, Rick Laske was elected Board President, and Bill Moss Vice President. Ted Lewellen has stepped down after many years as President of Gaines Bend POA but fortunately remains a member of the board. Ted has provided great leadership and guidance, and we appreciate his many years of service, both to the board and to the property owners of Gaines Bend. Please see the Board of Directors page for updated information. Here you will also see we have a number of committees this year that could really benefit from your involvement. Feel free to reach out to any board member if you would like to participate in one or more of these committees.

Great News!! The Gaines Bend POA Annual Fish Fry has been rescheduled to Sept 21st. At the old boat ramp on Lantana, at the end of Gaines Bend Drive. Please bring a side and your lawn chairs.
Road repairs on the east side of Lakeshore Loop should begin in the next few days. Estimate about a weeks worth of work.

New Exit Gate Keypad/Card Reader. An exit gate card reader has been installed that will open the exit gate if it doesn't open automatically when you drive up or if you aren't in a vehicle and need to exit Gaines Bend. The exit gate can be opened with a valid trash card or gate code. Just like the entry keypad/card reader, gate code entry must be preceded with # and end with *. For instance, a gate code of 1234 should be entered as #1234*.

Dec 21, 2020 - The Possum Kingdom Water Supply Corporation will shut off water to part of Gaines Bend to facilitate emergency work on Tuesday, December 22, at noon for 1 - 3 hours. The areas affected are Songbird, Bluejay, Waxwing and Chickadee.

Another busy, fun-filled summer has come to a close and it's time to get back into the groove of enjoying our lake neighbors. Our next Gaines Bend full timers happy hour will take place on Wednesday, October 26th, from 4pm-6pm at Hemmingway's Craft House, 3415 Scenic Point Rd. House wine is $5 and during happy hour all drinks are $2 off. They will have us set up in the back side of the bar area.

Our Annual General Membership Meeting was held on October 24, 2020. Based on the results of the property owner votes, Jim Switzer was elected to the board. Bill Moss and Micky Holmes
were each also re-elected for another term. Thanks to everyone for their participation in this process and for those willing to serve. For 2021, Rick Laske will serve as President, Bill Moss will serve as Vice President and Monty Phillips will serve
as Treasurer.

Dear fellow Gaines Bend Property Owners,
- Road repair will begin on Gaines Bend Drive and Lakeshore Loop next week, beginning on 5/4 and will be ongoing for several weeks.
- Repair areas will be marked with signs. Please SLOW DOWN in these areas and carefully watch for equipment and any work crew.
- You may need to circle around in one direction or the other for a day or two at a time. In some areas it you may be able to drive around on the shoulder. Look for identification in those areas for guidance.
- Any Homeowners with active construction projects should notify their contractors of the repairs and guidelines during the repair period.
- We appreciate your cooperation and hope everyone has a great summer at Gaines Bend.

Greeting to all property owners in Gaines Bend. Hope all have enjoyed a good summer and are ready to enjoy the holiday season. I just wanted to take a moment to communicate the results of our nomination to the Board and subsequent appointment to the Board without an election. We
had three openings to fill. Nominations were made for Ted Lewellen, Micky Holmes, Wells Watson, and Mark Dennis. Mark withdrew his nomination leaving Ted, Wells and Micky to fill the three openings, so an election is not required. Your 2017 Board will be Ted Lewellen, Rick Laske, Mert Fewell, Glen Chambers, David Wheat, Wells Watson and Micky Holmes.
Phil Radenbaugh who served in 2015 and 2016 did not seek re-election. Join with me in thanking Phil for his efforts. His input was always appreciated.
We are planning a major road replacement project for 2017. Work has begun to remove the cattle guard at the entrance to the development. Take extra caution as you travel to and from your property. Paving work will begin by early spring.
One of the main projects discussed in detail at the annual meeting was the ongoing development and improvement of our front gate security. An electronic tag reader as been installed, tested and ready for our use. Your existing code (example #1234*) will continue allow access as is now the case. Your trash card will also continue to be available for your use to gain entry. However, if you are using a Genie, (remote control garage door opener which you may have programmed into your vehicle) or any thing similar, access will be discontinued using these devices effective January 4, 2017.
As a convenience, we have provided a system that will allow you to register your Texas Toll Tag as well as some others so you may be recognized as you drive up giving you quick access without having to enter your code. Property owners must submit the enclosed form and attach the required fee of $5.00. If you don't have a toll tag, you may purchase one from The GBPOA for a $20.00 fee. See the website at www.gainesbendpoa.com for complete details. The enclosed form may also be printed from the website. Call the office at 940-445-9208 if you have questions.
The first Board meeting for 2017 will be held in the Gaines Bend Sales office, January 7 at 10:00 am.

William D. (Bill) Chisum passed away on Monday, July 20. Bill has been a Gaines Bend resident for 41 years. A memorial will be held at Baum-Carlock-Bumgardner Funeral Home in Mineral Wells on Saturday, August 1, at 2:00 pm.

GAINES BEND POA ANNOUNCES ELECTION RESULTS
The results of the votes cast for the 2015 Board of Directors are as follows:Ted Lewellen was reelected, and Wells Watson and Phil Radenbaugh were elected as new board members to serve for the 2015/2016 period. Please join in to congratulate Ted, Wells and Phil. Also we want to thank Bill Moss for his participation in the election and hope he will run again soon.On behave of the Board and members, we thank outgoing Board of Directors Sandy Lewellen and Joe Merritt for their services to the 2013/2014 Board. George Tucker, a long time resident of Gaines Bend passed away on Friday, October 10, 2014, at his home in Gaines Bend. There will be a private graveside service on Tuesday, October 14, in Muleshoe, Texas. The service is being handled by Ellis Funeral Home in Muleshoe, 806-272-4574. ANNUAL MEETING NOTICE!
Greetings To Gaines Bend Neighbors:
The Gaines Bend Property Owners Association (GBPOA) will hold its annual meeting on October 18, 2014 at 10:30AM at the PK Chamber of Commerce building located at 362 N. FM 2353. The Board of Directors will be on hand to recap the year and comment on future activities.One of the requirements for the meeting is to nominate directors for the 2015 year. The terms of Joe Merritt, Sandy Lewellen and Ted Lewellen are expiring at the end of 2014. Any or all of these directors may seek re-election, but will require nominations. The nomination process requires the candidates to be nominated from a mail-in written nomination, (click here for form), or from a floor nomination on the day of the meeting. All nominations require two (2) seconds. An election will be held by the end of December, if required. A complete summary of the GBPOA activities will be presented as well as some of the plans for 2015. Your input is welcome! Please plan to attend!

Due to the late start by the contractor, the road committee has postponed the road project until Spring 2014. It is too cold to correctly apply chip seal topping. We need warm to hot temperatures. Rick Laske and Wells Watson have done a good job on the project. The 2014 project will be redefined and bid again.Ted Lewellen

POSSUM KINGDOM LAKE ASSOCIATION COMMUNITY MEETING
Possum Kingdom Lake Association will host a community meeting Saturday, October 12, 2013 at the PK Chamber at 10am. The agenda will include Dr. Jordon Furnans speaking about future lake levels. Dr. Furnans is an expert in his field and has been retained by PKLA because his widely respected knowledge and experience. Please attend and you are encouraged to be come a member. Membership involvement and financial support is critical to protect our lake from the BRA’s unprecedented request to sell water. In order to win this battle, we must have your support. We need your help in stopping the approval of BRA’s historical request for water now pending before the Texas Commission on Environmental Quality (TCEQ). We have a plan. IMPLEMENTING STAGE 1 DROUGHT WATCH
The Brazos River Authority (BRA) has notified Possum Kingdom Water Supply Corporation (PKWSC) that lakes Possum Kingdom, Granbury and Whitney now meet the requirements for their initiation of a Stage I Drought Watch Condition and they are initiating this stage of their Drought Contingency Plan. Effectively immediately PKWSC is implementing Stage 1 Drought Watch from the PKWSC Drought Contingency Plan. This stage is declared if the total storage in Possum Kingdom Lake is at or below 75% of total water supply capacity and reasonable estimates by the BRA of current annual demands, coupled with inflows and evaporation indicate this storage could be reduced. All customers are asked to curtail use of water for nonessential purposes on a voluntary basis with a goal of a 5% reduction in monthly usage. BRA’s website www.brazos.org provides current drought information and conservation suggestions. We appreciate your cooperation.

Howdy! Hope this finds each of you doing good and getting ready for a great year at Possum Kingdom and Gaines Bend. Your GBPOA board continues to promote and pursue activities and programs to improve and enhance all our properties. Some of the projects are as follows:
1). We anticipate continuing to resurface a select number of our roads. This remains our largest project with the largest distribution of our funds. We continue to clean and restore our right of ways to improve the appearance of the landscape.
2). Approximately one-half of the homes that were destroyed in the fires have been rebuilt. We have also been able to resurface the roads adjacent to those properties.
3). Our front gate and its security controls have been improved and upgraded. All controls and management of codes can be input from the internet thus allowing remote access by designated staff and volunteers. The trash system is also connected to the same central system.
4). We have added a part time assistant to perform specific administrative tasks such as billing for the dues and taking care of day-to-day communications. We have assigned an address and cell phone number to the POA. It is as follows: 1000 Lake Shore Loop, Graford, TX 76449 and 940-445-9208 respectively.
5). Retree America provided approximately 200 trees in Gaines Bend. Owners of property damaged in the fire were notified and most had tree planted by the volunteers. Trees were planted on April 13 and 14. See www.retreetamerica.org for ways to donate if you like.
6). The annual fish fry was a big success. We had an estimated 130 in attendance and the fish tasted great. We had some good home grown music as well. Thanks go out to all those who worked to make it a great event. Also thank you for being there.
Our planned meeting schedule for the remainder of the year is as follows: Regular Board Meeting - June 15 & September 21, Annual Meeting – October 19.
As we move forward, your comments are welcome. We want to encourage participation in the association. It is not too early to throw your hat into the arena for the year end election to the Board.
